Ox Pasture Road Southampton Village
With great architecture, there is no such thing as stagnation.
It evolves, it grows, it transforms. It reinvents itself — and the home on Ox Pasture Road in Southampton Village is no exception, listed for $11.9 million with Tim Davis of The Corcoran Group, one of the region’s preeminent real estate brokers.
“The bones of the structure are there,” he said. “Some- body could come in and remodel the bathrooms, and kitchen. In some ways, it’s architecture that is, on the interior, fairly simple. The rooms are well proportioned and the layout is ideal. A purchaser could potentially have a very modern interior and they could keep it as a traditional home, which is what it is to- day. This home offers the flexibility”
The six-bedroom, seven-bath, Mediterranean-style manse stretches across 6,500 square feet on nearly 2 acres of sculpted gardens. The arborvitae tree-lined drive opens to a courtyard entrance and, once inside, the front entry hallway offers a view straight through a framed opening to the outdoors — symmetrically aligned to the landscaping, its stone patios, heated Gunite pool, spa and lawn.
“I don’t see anybody changing the floor plan. I think that’s important, frankly,” Mr. Davis said. “Maybe somebody will create an addition to the kitchen area — opening it to an indoor gathering room — but I don’t see anybody changing the floor plan. I think it works very well. Off the main foyer with the grand staircase is the vast living room, comfortable library, gracious formal dining room and then a hallway that provides access to the kitchen and the breakfast room.”
Beyond the breakfast room is a large, covered and screened-in outdoor living room as an extension of the terrace — the best spot in the entire house for enjoying the views of the garden, pool and outdoor activities, according to Mr. Davis.
“It’s my favorite room in the house,” he states. “It feels like an outdoor living room, I think that’s the place I would spend most of my time. It is shaded and overlooks the landscape, and it’s peaceful there.”
Around the west side of the house is a hidden terrace —“It’s a place to go read a book and be outdoors, and away from everybody,” Mr. Davis said with a laugh — separate from the pool area, which also features a pool house, and its elaborate boxwood hedge mazes.
“The geometric architecture in the landscape — no doubt inspired by one’s visit to Versailles — is quite interesting,” Mr. Davis noted. “You also have a dense wall of perimeter landscaping. It creates a great amount of privacy. You can sit by the pool and observe the sun setting in the western sky, because the pool runs north to south. The light is just beautiful, and the way it fills up the house is stunning, from the glass on the north and south side of the house.”
Up the main stair and landings, the master suite includes its own balcony, a walk-in closet and a master bath with double vanities. Three additional guest suites — another with its own balcony — complete the second floor.
“The house lends itself to living there with family or friends,” Mr. Davis said. “There’s a separate staircase on the east side of the house which has two separate bedrooms. If someone wanted to have live-in staff, they could. If someone wanted to have a grown family come and stay with them, they’d be separate from the rest of the house.”
On the lower level, the high-ceilinged rooms are home to a wine vault, a gym and game room, sauna and massage rooms, a full bath, kitchenette, theater and media room, billiards, back-up refrigerators and storage — and all three levels are easily accessible, Mr. Davis said.
“This home located on Ox Pasture Road fits with the Southampton sheen and its proximity to the ocean,” Mr. Davis said, “and it is poised to sell, given the adjusted price to $11.9 million.
“It’s the land, it’s the location and it’s a great house,” he continued. Southampton, as we know, is still one of the places in the country where one likes to take a long stroll or an easy bike ride into town on a Saturday evening and, from this house, you can do just that.
