At Home with Tim Davis | July 2026
Since people are always asking me about real estate and lifestyle matters, we introduced a light and fun monthly Q&A about all sorts of topics.
Fourth of July in the Hamptons: Then and Now
For the past 46 years, I’ve spent the Fourth of July in the Hamptons, and some of my favorite memories were made here. Growing up, the holiday was all about family, friends, the beach, and small-town traditions that made summer on the East End so special. When my children were young, our favorite tradition was the fireworks at Boys Harbor in Three-Mile Harbor. Watching the reflections on the water with family and friends remains one of my quintessential Hamptons memories.
Now I get to experience those traditions again with my grandchildren, enjoying fireworks and hometown celebrations throughout the East End. I also never miss the Southampton Fourth of July Parade, which perfectly captures the community spirit and timeless character of the Hamptons. That’s what makes the holiday here so meaningful—it’s a celebration of family, tradition, and a way of life that endures.
Summer Home Sale Strategies
Summer is the Hamptons at its very best, and buyers experience firsthand the lifestyle they’re hoping to buy. That’s why it’s also the ideal time to prepare a home for sale. Even if you’re not listing immediately, summer is when we capture the photography and video that will define a property’s marketing. You simply can’t recreate the beauty of a Hamptons summer later in the year. Every home deserves a customized strategy, whether that’s a discreet introduction to top brokers or a full public launch. Before pricing, we focus on presentation—enhancing landscaping, refreshing interiors, and creating an emotional connection. Luxury buyers aren’t just purchasing a home; they’re investing in a lifestyle.
Wellness as the New Luxury
Wellness has become one of the defining trends in luxury real estate, and it’s a natural fit for the Hamptons. Buyers are looking for homes that promote relaxation, privacy, and a connection to nature. Features like fitness studios, spa-inspired baths, saunas, cold plunges, and beautifully designed outdoor spaces are increasingly important, but many Hamptons homes already offer what buyers value most: natural light, open space, and beautiful landscapes. When preparing a home for sale, I encourage clients to focus on how the home feels. If buyers experience a sense of peace and effortless living, that’s what they’ll remember—and that’s what defines luxury today.
My July Social Calendar
July is one of my favorite times in the Hamptons because the community truly comes alive. The Parrish Art Museum’s Midsummer Party and East Hampton Library’s Authors Night are always highlights, celebrating both culture and philanthropy. I also enjoy the many gallery openings across the East End, which reflect the Hamptons’ long-standing connection to art and creativity. Beyond the events, July is about reconnecting with friends and appreciating everything that makes the Hamptons so special—its natural beauty, vibrant culture, and strong sense of community.
