Westhampton Beach Making Strides
Over the past few years, the Westhampton Beach marketplace has made serious strides on the East End, its popularity growing steadily and rivaling that of Southampton and East Hampton — but never quite catching up.
And it’s simply not supposed to.
“I think the Westhampton Beach market has a bit of its own rhythm. Many residents intentionally don’t want to see that market or the region become what it’s like farther east,” explained Tim Davis, a Licensed Associate Real Estate Broker for Corcoran Group Real Estate. “So, when you see a home like this feature property, you look at it and think, ‘It’s quintessential of what a house in the Hamptons is.’ And this one happens to be in Westhampton Beach.”
The 12-bedroom, 10-and-a-half-bath sprawled across 8,500 square feet at 7 Bayfield Lane rivals any traditional estate to the east, Mr. Davis said, for a fraction of the price — just shy of $6 million.
Completed in 2016, the stately custom build from a renowned Hamptons builder is comprised of three structures — the main house, a carriage house and a guesthouse — making it the perfect fit for entertaining, or extended families.
“There’s a lot going on here, there’s a lot of value here for the price. And everything is new,” Mr. Davis said. “You’re buying a home in this location that’s in perfect condition, and I’ll walk you through.”
The circular driveway and covered entrance open to a foyer, with the living room and fireplace to the left, which opens onto a great room that is adjacent to a large eat-in kitchen — featuring an island, Wolf stovetop, wall oven, Subzero refrigerator, a wine refrigerator and a Miele dishwasher.
“Also on that floor is a library with a full bathroom, in case someone needs to have a first-floor bedroom,” Mr. Davis said. “In addition, you’ve got some back-ofthe-house workspaces a powder room and access to the attached two-car garage. There are six garage bays on the property.”
Up the stairs, the 700-square-foot master suite is straight ahead — complete with a balcony boasting views of the gardens, a walk-in closet and a master bath with a soaking tub — with four en suite bedrooms rounding out the second floor, and an elevator connecting all three stories.
“This home has a lower level, as well, that’s mostly finished. It has a gym, a staff room and bathroom, and then a recreation area that could be a theater if somebody wanted it to be,” Mr. Davis said. “This all opens out onto a pool with an attached spa, a tennis court properly positioned in the north-south location and a large terrace.”
The backyard is also home to a one-bedroom guesthouse, with a living room, full bath, kitchen and laundry room, as well as a four-car carriage house, which also features two bedrooms, a full bath, a living room and a laundry room.
“It’s very ideal. For someone who has extended family, it’s perfect,” Mr. Davis said. “You can be in the main house and have everybody come and be together on the property, but separate at the same time. You could live in the cottage yourself and have all your children and family come stay in the main house. It gives you flexibility.”
Sited on 2 acres, the compound is centrally located to Main Street and the Atlantic Ocean beaches, Mr. Davis noted — within walking distance, in fact.
“The location is really superb. And if you’re a golfer, you’re across the street from the Westhampton Beach Country Club, so its proximity to everything is really amazing and convenient,” Mr. Davis said. “The Westhampton Beach Synagogue is also under a mile away from this home.”
The estate fits perfectly with the existing Westhampton Beach architectural landscape, and that of the greater East End, Mr. Davis said. “This is a home that offers true value and convenience,” he said. “This would be one of the best houses to buy and own in the Westhampton Beach marketplace.”
