2021 Home Sales & Rentals Report
The longtime market leader approaches $5 billion in total career sales
SOUTHAMPTON, N.Y. (February 9, 2022) — Regularly listed by the Wall Street Journal as the Hamptons’ Number One residential real estate broker and ranked within the nation’s top 25 agents, Corcoran East End power broker Tim Davis is pleased to announce another banner year for his market in 2021. Closed deals totaled $349,813,978 in luxury home sales, of which $12,254,500 were luxury rentals.
“It is a business built on the very valuable long-term relationships of a 42-year career,” said Tim Davis, of hitting a total career volume just shy of $5 billion, of which an astonishing $890 million was generated within the last three years. “This often includes servicing my clients through lifestyle changes in their lives. A longtime resident of the Hamptons, Davis is extremely knowledgeable about the region’s history regarding its great estates and the dynasties that built them, both past and present. He’s especially proud of representing the sale of the historic estate known as Ocean Castle at 840 Meadow Lane in Southampton. Set on 8.2 acres with 500 feet of Atlantic Ocean frontage and a 22,000-square-foot residence, Ocean Castle’s listing at $75 million created as much media buzz, including a prominent WSJ feature, as when it first appeared in the pages of Town & Country in 1930. The storybook home’s sale at $70 million marked the third highest sale of 2021 for the entire Hamptons region, one of the most competitive markets worldwide, especially during covid.

Davis’s other top home sales for 2021 are Listowel, the impressive west-facing Mecox Bay estate at 258 Horsemill Lane in Water Mill (last ask of $29.5 million and sold for $28 million); 103 Great Plains Road in Southampton (last ask of approximately $17.5 million and sold for $15.5 million), and 181 Murray Place in Southampton (last ask of nearly $15 million and sold for over $13 million). Of the remaining 17 properties that Davis sold last year, final sales ranged from $11.75 million to $904,000-the sole exception below $1.3 million. Beyond WSJ, his 2021 listings were widely covered in publications such as Mansion Global, Robb Report and The Real Deal.
Looking forward to 2022, Davis has nearly $200 million in sales in the works, most of which are signed and scheduled to close in the first half of this year. “I am targeting properties and locations within the market that are in the greatest demand at this time with success,” he states, in the spirt of “onward and upward for 2022.”
Davis is embarking on the 43rd year of his real estate career. He has built an unparalleled level of trust with his clients and the community, not only for his professional contributions including with Corcoran since the sale of his company Allan M. Schneider Associate to NRT in 2006, but for his philanthropic involvement. Davis was appointed co-president of the Parrish Art Museum’s board in 2022, having served as a trustee, secretary or member of its nominating and governance and capital campaign steering committees for nearly two decades. Davis also dedicates his time to Eastern Long Island-serving nonprofits Fighting Chance and Have a Heart Community Trust. He and his wife Susan live in Southampton, N.Y.
